Fire Door Installation: Regulations and Guide

A fire door only performs to its rating if it is installed correctly. UK installation practice is governed mainly by BS 8214, which covers how a doorset should be fitted, and by the rating itself, FD30 or FD60, which the installer must not compromise through gaps, the wrong ironmongery, or an incompatible frame.

What BS 8214 covers

BS 8214 is the British Standard for the installation and maintenance of timber fire doors. It sets out how the frame should be fitted, what gap tolerances are acceptable around the leaf, how intumescent seals should be positioned, and how ironmongery such as hinges and closers should be specified and fitted. A door and frame that individually carry a fire rating can still fail in practice if they are installed outside these tolerances.

FD30 and FD60: what the numbers mean

FD30 and FD60 refer to the number of minutes a doorset is tested to resist fire: 30 minutes or 60 minutes respectively. Which rating a given door needs depends on the building's fire strategy, not on personal preference.

Specifying a higher rating than the building needs adds cost without adding real benefit, since the surrounding construction is only ever as strong as its weakest link. Under-specifying is the more serious risk: a door that cannot hold the time the escape strategy assumes undermines the whole plan.

Why certified doorsets matter

A certified fire doorset is tested and rated as a complete system: the leaf, frame, seals, hinges and closer together, not the leaf alone. Buying a fire-rated leaf and fitting it into an uncertified frame with mismatched ironmongery does not produce a compliant fire door, even if every individual component is good quality. This is one of the most common installation failures found on survey: a door that was specified correctly on paper but assembled from parts that were never tested together.

How to check an installation has been done correctly

After installation, look for a label or certification mark on the door edge confirming its rating and manufacturer, consistent gaps around the whole perimeter of the leaf, seals that run continuously without gaps at the corners, a self-closing device that pulls the door fully shut without excessive force, and paperwork confirming the doorset, frame and ironmongery were supplied and fitted as a certified system. If any of this is missing, a survey will confirm whether the installation needs remedial work.
